Selected Subdivision Projects

Fairhall, Moffatt & Woodland Limited (FMW) has a long history of providing survey services for the development of land. As with the ownership of the firm, land development by our firm and our predecessors can be traced back over 100 years when some of the older sections of the City of Ottawa were developed. Later on, subdivisions in such areas as Copeland Park, Rothwell Heights and Carlingwood were laid out.

Following is a selected list of subdivision projects on which the firm has worked in recent years.

Bridlewood

Since 1986, FMW has been involved with Urbandale Corporation's housing development in the Bridlewood area of the City of Kanata, where Fairhall, Moffatt & Woodland Limited has laid out numerous subdivisions. The work also includes the layout of single family and multi-unit housing and the preparation of required survey plans.

Heritage Grove

Registered in 1997, Heritage Grove is a 60-lot subdivision in the Stittsville area of the Township of Goulbourn. The subdivider was Heritage Grove Estates Inc. FMW prepared the subdivision plan and various reference plans and is presently setting out housing on the site for Land Ark Custom Homes.

Crossing Bridge Estates

Crossing Bridge Estates is a residential development in the Stittsville area comprising approximately 500 units. FMW has been the surveyor on this project since its initial concept, including building layout and preparation of the various plans required for the developer, Monarch Homes Limited.


Longfields

FMW prepared two subdivision plans in the Longfields area of the City of Nepean for Long Farm Developments Inc., which were registered in 1991 and 1993. Each subdivision has over 100 lots plus large blocks. FMW has set out a large number of single family and townhouse units on these subdivisions for Holitzner Homes Ltd. and Wedgewood Corporation.


Morgan's Grant

The Morgan's Grant development is located in the City of Kanata. Survey work involved the preparation of urban subdivision plans for more than 420 lots and included surveying services related to the construction of single family homes on all lots plus numerous townhouse units. The work was carried out for Taysham Investors and Great Gulf Homes.


Forest Creek

Located in the Stittsville area of the Township of Goulbourn, Forest Creek is a 180-lot subdivision with 18 large blocks for townhouses. The developer was Forest Creek Developments. Survey work was comprised of the various survey services related to housing construction.


Kingston & Area

FMW has completed numerous subdivision developments in the Kingston and Gananoque areas of Eastern Ontario over the last few years for such clients as Bayhill Development Limited, Dacon Corporation and HRC Business Centre (Cataraqui Woods).



Selected General Contract Projects

Macdonald/Cartier (Ottawa) International Airport

Work included the preparation of integrated Reference Plans and legal descriptions for the transfer of airport lands to the Airport Authority and for the retention of lease/ownership parcels by various government agencies.

Ottawa Bridge Structures

This survey, for the purpose of transferring rights and ownerships between various government agencies, involved the preparation of complex three-dimensional Reference Plans of three major bridges located in the downtown section of the City of Ottawa. The bridges which cross over the Rideau Canal also cross over the lands and structures of the National Arts Centre, the Rideau Centre complex, the Canadian Museum of Contemporary Photography, the Regional Municipality of Ottawa-Carleton and the Chateau Laurier Hotel. The structures include underground parking garage, tunnels, etc.

Kemptville Forest Station

Legal surveys were carried out and Reference Plans prepared for the disposal of this large forest station site by the Ontario Government. Work included GPS (Rapid Static) surveys for project control and photogrammetric mapping of the extensive river shoreline.

ICAO Obstruction Chart Surveys (Type A) - Toronto & Ottawa

These surveys at the Lester B. Pearson International Airport and the Macdonald-Cartier (Ottawa) International Airport were carried out for Public Works & Government Services Canada.


Parliament Hill Surveys

Fairhall, Moffatt & Woodland Limited has carried out various control, topographical, engineering and construction surveys for the redevelopment of Parliament Hill, for Public Works & Government Services Canada.


TCPL Station 1401

A topographical and "as built" survey for a TransCanada PipeLines compressor station was carried out at this site.


TCPL Brockville

An example of a preliminary route survey carried out for TransCanada PipeLines. Work on this project also included ground control for photogrammetric mapping.




Selected Condominium Projects

Fairhall, Moffatt & Woodland Limited have prepared the survey plans for over 75 condominium corporations from 1970 when Carleton Condominium Nš 2 was registered. These corporations range in size from a few units to several hundred and on occasion, are integrated with other corporations with complex strata reference plans required to define common boundaries or common interests. Following is a sample of these projects.


Carleton Condominium Nš 2

Located on Heatherington and Walkley Roads in the City of Ottawa, this 135-unit townhouse project was registered as a condominium in 1970. Survey work included building layout, the preparation of various Reference Plans and the preparation of the condominium plans. The developer was Assaly Construction Limited.

Chateau Royale

Located on Dynes Road and Prince of Wales Drive in the City of Ottawa, this project involved over 500 units and three condominium corporations. The project was comprised of high-rise residential, townhouse and commercial units. Work involved the preparation of the condominium plans, building layout including layout of piles and preparation of complex strata reference plans to divide ownership interests. The condominium corporations were registered in 1972, 1975 and 1975. The developer was Assaly Construction Limited.

Northwest One

Located on Poulin and Regina Streets in the City of Ottawa, this project involved the conversion of two highrise rental buildings to condominiums. Each building contained over 200 units, with the first building being converted in 1983 and the second in 1996. Due to the amenities shared by the buildings, complex strata reference plans were prepared as well as complex condominium plans. The developer was Urbandale Corporation.

Manor Park Heights

This project in the Manor Park Heights area of the City of Ottawa is comprised of a 100 unit highrise and 240 stacked townhouse units. Fairhall, Moffatt & Woodland Limited laid out the various buildings and, where required, underground services. Various reference plans were prepared together with four separate condominium plans. The condominiums plans were registered in 1990 and 1991. The developer was Rockwell Investments Inc.


Riverview Gardens

On this project, condominium plans were prepared for the conversion of 87 townhouse rental units to a condominium corporation. The corporation was registered in 1996 and is located on Walkley Road in the City of Ottawa. The developer was Riverview Development Limited.


Canterbury Gardens

Canterbury Gardens is located on Aberfoyle Road in the City of Kingston. Condominium plans were prepared for the conversion of 80 townhouse rental units to a condominium corporation. The corporation was registered in 1997. The developer was 10202200 Ontario Ltd.




Selected Shopping Centre Projects

Ottawa Rideau Centre

Since its initial concept in the early 1980s, we have carried out survey work for the Rideau Centre Complex. The work has included boundary surveys, building layout, survey and title record research, "as built" survey plans and complex three-dimensional Reference Plans. We also provide "Commercial Retail Unit" Lease Area Plans for store leasing purposes on an ongoing basis.

Carlingwood Shopping Centre

We have been involved with the development of this site since the early 1950's. Work carried out has included boundary surveys, topographical surveys, building layouts, title research and preparation of "as built" plans. We also provide "Commercial Retail Unit" Lease Area Plans for leasing purposes for the various stores on an ongoing basis.

Lincoln Heights Galleria

Work on this site has included the original property boundary survey for the Shopping Centre, legal surveys for various changes to the property boundaries and for easements, topographical surveys, building layouts and preparation of "as built" plans. We also provide "Commercial Retail Unit" Lease Area Plans for store leasing purposes on an ongoing basis.

Billings Bridge Plaza

We have been involved with the development of this shopping centre since 1972 including boundary and as-built surveys, ongoing legal surveys, topographical surveys and existing conditions plans. We also provide "Commercial Retail Unit" Lease Area Plans for store leasing purposes on an ongoing basis.


Place d'Orleans

Work carried out has included the preparation of legal and topographical plans, the preparation of the building location plan for the initial development of the site, construction layout (building and curbing) and the preparation of the existing conditions plan for the1989/90 expansion. We also provide "Commercial Retail Unit" Lease Area Plans for store leasing purposes on an ongoing basis.


Herongate Mall

We have prepared topographic and legal survey plans including a Surveyor's Real Property Report for this site. We also provide, on an ongoing basis, "Commercial Retail Unit" Lease Area Plans for store leasing purposes.


Merivale Mall

Legal survey work on this site has included a boundary survey of the property and the preparation of a Surveyor's Real Property Report for the project. We also provide "Commercial Retail Unit" Lease Area Plans for leasing purposes for the various stores on an ongoing basis.
